This service allows us to assess your home’s needs prior to being listed on the market.
First we listen. What are your concerns? What do you think needs to be completed prior to putting your house on the market? Then we complete a walk-through and list any repairs or remodeling that we see as opportunities to add value to your home.
As a home owner, it’s easy to miss a lot of the typical wear and tear that occurs in your home; our expertise and experience can help you decide what can be done within your budget and for the biggest impact.
After we combine your list of concerns with our list of recommendations, we make a plan together that works within your budget and timeline.

When we create your home tuning plan, we present it with: impact (what will make the most impact and the most sense to repair or remodel), and your budget in mind. Once you approve your home tuning plan and quote, we work quickly and efficiently to complete all tasks, so you can get to the important stuff, selling your home!

Example of what a home tuning plan may involve:
- Repairing holes or cracks in walls
- Painting – lighter, more neutral colours are preferred when selling a home because they appeal to almost everybody. You don’t need to paint every room, just those that obviously need a fresh coat of paint. (I.e: rooms with dark colours, wall paper, or rooms with chipped and dirty paint). These rooms will benefit most from a fresh, new coat of paint.
- Fixing leaky faucets, toilets or other plumbing concerns
- Caulking windows and doors
- Changing broken or dated light fixtures
- Replacing worn and dated flooring
- Kitchen remodeling – if completely renovating your kitchen does not make financial sense, you can still freshen your kitchen with a new coat of paint, new fixtures, new counter tops and even refinish your cabinets cost effectively. However, if your appliances are broken or in need of repair, replacing them may be necessary to appeal to buyers.
- Bathroom remodeling – if completely renovating a bathroom is not in the financial cards, you can still make the room appealing to buyer with a few small changes. Adding a fresh coat of paint, installing new fixtures, replacing grout and missing tiles, removing wall paper, adding new counter tops can all make a huge difference.
